The site is located next to a raised railway creating a difficult northern edge from an acoustic and visual point of view. The building was designed to follow the shape of the property line on a gentle curve and it steps up from east to west in order to reduce the impact towards some of the lower existing buildings. A single loaded arrangement allowed all apartments to look out over the square on the south side whiles the circulation and core functions were placed on the north side. The ground floor included a couple of retail units and the entrance lobby that would maintain a vibrant street front.
